Getting the foundation wrong in Ottawa does not just create cosmetic problems — it can lead to structural failure, heaving, and water infiltration that costs tens of thousands of dollars to fix.
The most critical requirement is frost protection. Standard footing dimensions under the OBC for a residential garage are a minimum of 300 mm (12 inches) wide and 150 mm (6 inches) thick for a one-storey structure, though most Ottawa builders pour footings 400 to 500 mm (16 to 20 inches) wide and 200 mm (8 inches) thick to provide additional bearing capacity and durability. Footings must be poured on undisturbed or properly compacted soil with adequate bearing capacity — in areas of Ottawa with soft clay or organic soils, such as parts of Orleans, Riverside South, and the Mer Bleue area, an engineered fill and compaction plan may be required, and the building inspector may request a geotechnical report before the footing pour.

Foundation walls between the footings and the slab (in a full-perimeter foundation design) must extend a minimum of 150 mm (6 inches) above finished grade to protect the wood framing from moisture, splash-back, and snow accumulation. The City of Ottawa requires a footing inspection before you can pour concrete, and the inspector will verify depth, width, soil conditions, and rebar placement.
